In South of Fifth, Three Hundred Collins is a five-story building of nineteen loft-style residences two blocks from the beach. Charles H. Benson & Associates were the architects; Thomas Juul-Hansen shaped the interiors and designed the kitchens. The scale is deliberately small, and the planting around it does more for the building than any facade treatment would.

Interiors are column-free and open, under high ceilings behind floor-to-ceiling impact glass, with white oak floors throughout. Kitchens carry Miele appliances, a wine cooler and a cooktop run on gas; bathrooms take Hansgrohe and Vola fittings and a custom soaking tub in the master. East-facing terraces run ten feet deep. Townhouse residences add eighteen-foot ceilings and a private garden of roughly 1,500 square feet with a full outdoor kitchen and dining for entertaining in the open air; penthouses hold ceilings of nine to ten feet.

The building keeps a rooftop pool, a hot tub and a fitness center, with a twenty-four hour doorman, valet, beach concierge and personal service. South of Fifth around it stays quieter than the rest of South Beach while keeping the restaurants, galleries and boutiques within walking distance, and the highways, airport and rail connections a short drive off.
