The Perigon Miami Beach

The Perigon occupies 2.5 oceanfront acres in Mid-Beach, the site of La Costa, a 120-unit condominium the city declared unsafe after the Surfside collapse and which was demolished in 2023. Mast Capital and an affiliate of Starwood Capital Group are the developers. OMA designed it, with Shohei Shigematsu leading, ODP as architect of record, Tara Bernerd on the interiors, Gustafson Porter + Bowman on the landscape and Moss Construction building. Sales opened in March 2022, the building broke ground in April 2024 and topped off in March 2026; the developer's stated occupancy is summer 2027.

Seventeen floors, 213 feet, and a little over seventy residences of two to four bedrooms between 2,100 and 6,700 square feet, under ten-foot ceilings and behind wraparound terraces ten to twelve feet deep. Eight guest suites are set aside for residents' visitors. The building is a condominium with no hotel component and was designed to a LEED Gold target.

Residents keep a beachfront restaurant, Nota, and a lounge, FiftyThree, both led by the chef Shaun Hergatt; a 25-meter lap pool on the beach; a private beach club, a spa, a screening room, a wine room and a double-height lobby lounge, in more than 20,000 square feet of amenity space.
