The St. Regis Residences, Sunny Isles Beach

Two elliptical towers of sixty-two floors on 4.7 acres at the north end of Sunny Isles Beach, with 435 feet of ocean frontage between them: 170 residences in the South Tower and 150 in the North. Fortune International Group and Château Group are the developers, the same partnership that built the Ritz-Carlton Residences further down Collins Avenue. Arquitectonica designed the towers, whose forms take their cue from yacht hulls; the interiors are by the São Paulo designer Patricia Anastassiadis and the landscape by EDSA. Coastal Construction is building it.

The site was the La Playa de Varadero condo-hotel, whose roughly 350 owners the developers bought out in 2014, and the project has been more than a decade in the making. South Tower sales opened in March 2022 and North Tower sales in February 2024. Construction began in 2023; in July 2026 the South Tower's mat foundation was poured over three days — some 10,000 cubic yards of concrete — and the tower was expected to rise above grade later in the year, with the North Tower scheduled to break ground early in the fourth quarter of 2026. The developers' estimate for the South Tower's completion is the end of 2028.

Residences run from two to five bedrooms, with sky villas and penthouses above, and the St. Regis butler service comes with the brand. More than 70,000 square feet of amenities are planned: two restaurants, a full-floor spa, three ocean-facing pools and a lap pool, a residents' club with a cognac room, wine vault, golf simulator and cigar lounge, a children's club, a pet spa and a padel court. The St. Regis name is used under license from Marriott; the residences are not developed or sold by Marriott.
