Rivage Bal Harbour

Rivage stands on 200 feet of oceanfront directly beside Bal Harbour Shops, on the site of the Carlton Terrace, an 88-unit condominium from 1956 that Related Group and Two Roads Development acquired through a bulk buyout and took down. Skidmore, Owings & Merrill designed the tower, Rottet Studio the interiors and Enzo Enea the grounds; Coastal Construction is building it. Sales opened in January 2023, construction started in September 2024, and the developers' estimate for completion is 2027.

Fifty-six residences of three to eight bedrooms, from roughly 3,300 to 12,700 square feet, each entered directly from a private elevator and each with its own private garage. Ceilings are ten feet and the terraces run twelve feet deep. The scheme was approved in 2022 under the name Residences at Bal Harbour and renamed before launch; the approval covered sixty-one homes, since consolidated to fifty-six.

More than 25,000 square feet of amenities include a residents-only restaurant, a spa with a hammam and plunge pools, sunrise and sunset pools, pickleball and paddle courts and a fitness pavilion. The developers describe it as the last beachfront property to be developed in Bal Harbour.
