The Ritz-Carlton Residences, South Beach

A fifteen-story building of thirty residences planned behind the Sagamore Hotel, at the east end of Lincoln Road, by the partnership that owns both the Sagamore and the Ritz-Carlton, South Beach next door: Lionstone Development, Flag Luxury Group and Ben-Josef Group. The new tower cantilevers over the Ritz-Carlton's cabana wing; the 1948 Sagamore keeps its Collins Avenue frontage and is to be converted into a fifty-five-room Ritz-Carlton hotel wing, with its lobby restored. Kobi Karp is the architect, Studio Munge designed the interiors and Naturalficial the landscape.

The Miami Beach Historic Preservation Board approved the scheme in October 2023, reduced from the seventeen-story, roughly fifty-unit proposal first filed in 2021. Douglas Elliman took on sales at the end of 2023, and a predevelopment loan closed in September 2025. As of September 2026 construction had not started; marketing materials have pointed to 2027 and a project spokesperson to 2028 for completion.

Residences run from one to five bedrooms, with two penthouses, under ten-foot ceilings behind floor-to-ceiling glass and wraparound terraces. More than 50,000 square feet of amenities are planned — pools, a beach club, a library, a theater, a fitness center and a sculpture garden — along with access to the Sagamore's facilities; the culinary program is by José Andrés, according to the marketing materials. The Ritz-Carlton name is used under license; the residences are not developed or sold by the Ritz-Carlton Hotel Company.
