One River Point

Rafael Viñoly designed One River Point as two symmetrical sixty-story towers joined, 800 feet above the Miami River, by a glass sky bridge. The gesture is theatrical and it is also structural logic: by splitting the mass in two and linking it at height, every residence gets a privileged view — of the river below, downtown, the bay and the ocean past it. Viñoly set himself the problem explicitly: the same quality of outlook at every price in the building.

The plan set the towers on nearly two acres of private landscaped park with 327 feet of frontage along the Miami River. A four-story podium was drawn to float above an eighty-five-foot cascading waterfall, carrying an infinity-edge resort pool and a seventy-five-foot lap pool on top, with cabanas, a poolside cafe with butler service and a signature waterfront restaurant on the river promenade below. There is boat docking, a sculpture garden, a riverfront pet park, and 516 automated parking spaces.

Residences take glass walls to the ceiling, glass-enclosed terraces twelve feet deep, and honed stone floors that carry from inside to out. Bathrooms are spa-scaled, with rain showers you walk into and tubs that stand clear of the wall. Each home has a private elevator and entry foyer, ceilings of ten to twelve feet, and a wall set aside for art with lighting to suit it. The penthouses, sky lofts and sky villas reach 14,000 square feet and take private pools.

The sky bridge itself was to hold a members-only club of 35,000 square feet across three levels, reached by private glass elevators from the ground — garden and terrace, a restaurant and a cocktail bar, a cigar lounge, a chef's kitchen with its own cellar and tasting room, a theater and a library.

One River Point was never built under that name. In 2024 its developers relaunched the site as Faena Residences Miami, retaining Viñoly's twin-tower, sky-bridge composition, with sales under way and construction targeted to begin in 2026.
