NATiiVO Miami

Completed in 2024, the tower now operates as Gale Miami Hotel & Residences; it was developed and marketed as NATiiVO — designed, built and licensed from the outset for home sharing. Short-term rentals are permitted here as of right, which is unusual enough in a Miami residential tower to be the building's organizing idea rather than a footnote. Owners let their homes when they choose, without the restrictions a conventional condominium association imposes, and draw on hotel services running out of the lower floors.

The tower rises fifty-one stories across from Biscayne Bay with 400 homes behind floor-to-ceiling glass. Layouts run from studios to three bedrooms, 400 to 1,373 square feet, each with a balcony, a full custom Italian kitchen with stainless appliances, high ceilings and terraces up to six feet deep. Homes are handed over finished and furnished. In the larger plans a lockable owner's closet lets part of the residence be let while personal belongings stay secured.

Some 55,000 square feet is given to amenities. Outside there is a resort pool ringed with cabanas and a bar and grill on the deck. Inside, a co-working lounge open around the clock, private meeting rooms, and an event room with a terrace of its own. Training is handled by a fitness center, private Peloton studios and a yoga lounge. The building is the work of Newgard Development, founded by Harvey Hernandez, and stands one block from Miami Worldcenter and Miami Dade College, with Brickell, Wynwood, Midtown, the Design District and South Beach all close by.
