Island Gardens

Island Gardens is organized around Deep Harbour, which on its completion was the first deep-water superyacht marina at this scale anywhere in the Western Hemisphere. Five thousand linear feet of slips were laid out to take vessels of widely different scale, up to megayachts of more than 500 feet, with berths for the smaller boats that service them. The site sits on the MacArthur Causeway with water on every side and 360-degree views of the Miami skyline and Biscayne Bay.

Flagstone's master plan also called for residences beside the harbor — 150 homes in a forty-three story tower with concept interiors by Piero Lissoni — alongside a marketplace of boutiques and restaurants cantilevered over the deep water. Those phases were never built; only the marina was realized.

The site's next chapter is under way. The leasehold passed to BH3 Management and Merrimac Ventures, whose Watson Harbour plan for hotels, residences and retail won a public referendum in 2024, with a land sale approved at the end of 2025. The marina, operated as Yacht Haven Grande Miami, continues to run through the transition.
