Faena Residences Miami

Faena Residences Miami is the project that succeeded One River Point on the Miami River: two towers by Rafael Viñoly Architects, joined high above the water by a two-story sky bridge, that Fortune International Group and KAR Properties relaunched with Alan Faena's hospitality group in October 2024. It is Faena's first stand-alone residential building and among the last designs Viñoly completed before his death in 2023. Bryan O'Sullivan Studio is designing the interiors, with Faena's own studio on the penthouses, and Sasaki the landscape. Sales opened in 2025. Groundbreaking was targeted for 2026, and the developers' estimate for completion is 2029.

The bridge, called Faena Rose, spans some 45,000 square feet across floors sixty-one to sixty-four, nearly 700 feet above the river, and holds a members' space for residents. Below it the residences run from about 700 to 3,300 square feet, fully serviced, on a 1.8-acre riverfront parcel with a marina and private boat access.

Amenities include the Tierra Santa Healing House spa, a padel court, a golf simulator and an infinity-edge pool. The earlier scheme for the site, One River Point, was never built.
