Baccarat Residences Miami

Baccarat Residences rises seventy-five floors at the mouth of the Miami River, where Brickell Avenue meets Biscayne Bay, on a four-acre site Related Group has held since 2013. Related and GTIS Partners are the developers, with SH Hotels & Resorts as brand partner; Arquitectonica designed the tower, Meyer Davis the interiors and Enzo Enea the landscape, and John Moriarty & Associates is building it. Sales opened in November 2021, construction began in October 2023, and by March 2026 the structure had reached the fortieth floor. The developers' estimate for completion is early 2028.

The floor plates expand and contract from level to level, so the facade ripples as it climbs to about 840 feet. Roughly 360 residences: the tower homes begin on the fifteenth level, eight penthouses take the top four floors, and twenty-eight flats and duplexes sit along the river. The tower is the first of three planned on the parcel, beside a rental tower and a hotel-and-condominium tower.

More than 75,000 square feet of amenities on five levels, a La Mer spa, a private marina with a residents' yacht and a waterfront restaurant of about 10,000 square feet, plus beach club membership at the 1 Hotel South Beach. Excavation for the project uncovered an extensive prehistoric settlement; the western portion of the site was designated a landmark in 2023 while the tower proceeded. The Baccarat name is used under license.
